Our Pre-Settlement Inspection is identical to a Pre-Handover inspection, with the exception that Pre-Handover is for homes that you have had a builder build on your land, whereas Pre-Settlement is for off-the-plan purchases. This stage is relevant for any type of purchase, such as a single or double storey house, a unit or even a townhouse.
During this inspection with your builder, it is your responsibility to identify all of the defects and quality issues throughout your new home, which is difficult for home-owners without extensive building knowledge of the standards, and what to look for… To make it harder still, building supervisors have these handover inspections almost weekly, and know how to re-direct your attention away from issues, and keep you away from areas they know defects of quality issues exist.

Before you settle, you are entitled to inspect the property to ensure it has been properly built, and you can expect that the builder will address any identified issues prior to settlement. To ensure that all issues are identified, you should arrange for us to do a pre settlement inspection.
In accordance with your contract (and the related laws), the settlement is due when the property is 100% complete, and defect free. If there are any outstanding issues, you do not need to settle. If you are unsure, you should check your contract or seek legal advice.
